The Sleeping Giant Story

Sleeping Giant Community, Inc., originally opened in 1950 and is now a 26-home, resident-owned manufactured home community.

But that transition didn’t happen overnight. We formed the Sleeping Giant Community, Inc., and started on the path to resident ownership in March 2023. That’s when, with the help of NeighborWorks® Montana and ROC USA, LLC, we purchased and took control of our community on March 1, 2023.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

-Sleeping Giant Community, Inc., is a well-established neighborhood in Livingston, Mont., for people who enjoy convenient access to downtown and want to be close to an abundance of outdoor activities. We are located just 5 minutes from downtown Livingston, an Old West-style city packed with restaurants, saloons and galleries. Livingston is a beautiful place to call home, complete with snow-capped mountains and beautiful views, and we are only a 30-minute drive to Bozeman.

There’s no shortage of recreational activities nearby, including world-class fishing, beautiful outdoor scenery and the Yellowstone River. We have easy access to many major highways in the state, including I-90 and Highway 89. 

Gallatin College Montana State University in Bozeman is a 30-minute drive from Sleeping Giant and offers two-year associate degrees and one-year professional certificates in nearly 20 different programs. Sacajawea Park is a quick 10-minute drive away from our neighborhood and a great place to walk along the river, play tennis, skate and picnic on a beautiful day. There are also two dog parks conveniently located near Sleeping Giant.
